Things To Consider When Ordering New Commercial Doors
When conducting a site visit for your new commercial door estimate, a thorough technician will review the following items with you.
- Do you need a metal, glass or wood door?
- Does the door need to be 20 min, 45min, or 90 min fire rated?
- Does the door need new hardware or can old hardware be used?
- Is a lite, glass window, or louvre needed in the door. If so, what size?
- Does the glass need to be wired or tempered?
- How is the door handed. This chart can help determine how the door should open.
- Does the frame need to be replaced?
- Will an automatic door opener be needed for ADA compliance?
- Will this door need to be tied into a card swipe access control system?
Fire Rated Door Guidelines
- 3- hour rated doors are require in 4 hour rated walls that separate buildings or divide one building into 2 fire separated areas
- 20-minute rated doors are required when smoke or draft control is needed.
- 45-minute doors are required in 1-hour rated walls that act as room partitions or that divide corridors.
- 60-minute doors are needed when they are dividing occupancies in a building.
- 90-minute rated doors are required in 2-hour rated walls, openings to stairwells, elevator rooms, an egress through a building, or in exterior openings where there is a potential for fire exposure from the outside.
Fire Door Installation Factors
- Field modification of the fire door voids the rating.
- All hardware on the door must be fire rated
- Fire rated doors must be self latch so push/pull handles are not allowed.
- Mechanical or manual hold open devices are not permitted because a doors ability to close cannot be restricted. Automatic hold opens are permitted
- There are limits on kick plates, louvers, and lite size placement
- The door fire rating must be 75% of the wall rating.
